The Z170 chipset is kinda wasted on the non-overclockable 6500.

The 212 evo is not needed

Unless you need very high framerates on witcher 3, 8gb VRAM on that GPU is overkill.

I do want to play games at ultra and 60fps at a 1920x1080 res. I know I could buy a cheaper momo but I do not want a mini ATX and maybe in the future I will just buy another cpu.And for the cpu cooler, I am just very paranoid about cpu temps, paranoid on overheating in general

Nothing here will overheat as long as you have one or two case fans

The 6500 already comes with an intel cpu cooler

I'd add in a SSD for the OS drive along with the 1TB WD mechanical one. As already mentioned the Z170 board is more for overclocking, so you could get a cheaper B150 or H170 probably. I'd rather have the GTX 1060 myself, but what you have would be equivalent.
